Variable Frequency Drives (VFDs) control AC or DC motor speed and torque by varying the frequency and voltage of the motor. These are some of the reasons to consider a VFD or an upgrade to your motor control system:
Controlled Starting Current – An Adjustable Speed AC Drive starts a motor at zero frequency and voltage. As the frequency and voltage “build,” it “magnetizes” the motor windings, which typically takes 50-70% of the motor full-load current. The substantially reduced starting current extends the life of the AC motor. The customer payback is less wear and tear on the motor (motor rewinds), and extended motor life.
Reduced Power Line Disturbances – Using an Adjustable Speed AC Drive eliminates this voltage sag, since the motor is started at zero voltage and ramped up.
Lower Power Demand on Start – If power is proportional to current-times-voltage, then power needed to start an AC motor across the line is significantly higher than with an Adjustable Speed AC Drive.
Controlled Acceleration – An Adjustable Speed AC Drive starts at zero speed and accelerates smoothly on a customer-adjustable ramp.
Adjustable Operating Speed – Use of an Adjustable Speed AC Drive enables optimizing of a process, making changes in a process, allows starting at reduced speed, and allows remote adjustment of speed by programmable controller or process controller.
Adjustable Torque Limit – Use of an Adjustable Speed AC Drive can protect machinery from damage, and protect the process or product (because the amount of torque being applied by the motor to the load can be controlled accurately). An Adjustable Speed AC Drive, on the other hand, can be set to limit the amount of torque so the AC motor never exceeds this limit.
Controlled Stopping – Just as important as controlled acceleration, controlled stopping can be important to reduce mechanical wear and tear — due to shocks to the process or loss of product due to breakage.
Energy Savings – Centrifugal fan and pump loads operated with an Adjustable Speed AC Drive reduces energy consumption.
Reverse Operation – Using an Adjustable Speed AC Drive eliminates the need for a reversing starter, since the output phases to the motor can be electronically changed without any mechanical devices.
Elimination of Mechanical Drive Components – Using an Adjustable Speed AC Drive can eliminate the need for expensive mechanical drive components such as gearboxes. Because the AC Drive can operate with an infinite variable speed, it can deliver the low- or high-speed required by the load, without a speed-increasing or reduction devices between the motor and load. This eliminates maintenance costs, as well as reducing floor-space requirements.

Varying the flow
VFDs (Variable Frequency Drive) allow for jets to be easily ramped up or down in programmed water sequences and also enable easy adjustment to flow rates for overflow pools, water tables, water walls, waterfalls, etc. VFDs also save on energy consumption by only using the energy required for a given operating scenario.
When you combine VFD pumps with digital controllers that can isolate individual jets and lights, there’s an almost infinite number of effect possibilities. Jets can be programmed to operate at different heights at different times, depending on the setting and situation. Waterfalls can be subtle as they’re ramped down to minimal flow, or robust with increased flow rates.
Winds of change
We typically include and program anemometers (or wind sensors) with a water feature design. This essentially dials the vertical jets up or down depending on the wind speed – a big factor in mitigating splash.
Custom Control Panel
A wide variety of domestic water booster controls systems to fit your specific needs. Systems are available in simplex, duplex, and triplex, constant speed and variable speed. Individual fused disconnect switches are provided for each variable speed drive to support partial-to-full flow operation during times of servicing. Other features include a color touch screen interface, lead/lag alternation, no-flow shutdown, trending log, and a redundant pressure transducer.
The challenge for design engineers is just how to maximize the comfort requirements while keeping energy costs to a minimum. This is best achieved by not only properly controlling each individual component of a chiller plant but also effectively controlling the entire system.
Within the framework of the basic control strategy, there are a number of control subsets that provide equipment operating limits and safety controls. These control functions are essential to safely operate the equipment within the design parameters and guidelines of the manufacturer. Controls can be as simple as an on/off fan based on a fixed leaving water temperature, or two-speed motors or variable frequency drives (VFD) or a custom controls panel to maintain a fixed set-point. Other features include a color touch screen interface, alternation sequences, trending logs and sensors in order to control the system per customer specifications.
Compressed air system controls match the compressed air supply with system demand and are one of the most important determinants of overall system energy efficiency. The objective of any control strategy is also to shut off unneeded compressors or delay bringing on additional compressors until needed. All units that are operating should be run at full-load, except one unit for trimming.
Over the years, compressor manufacturers have developed a number of different types of control strategies. Controls such as start/stop and load/unload respond to reductions in air demand, increasing compressor discharge pressure by turning the compressor off or unloading it so that it does not deliver air for periods of time. Modulating inlet and multi-step controls allow the compressor to operate at part-load and deliver a reduced amount of air during periods of reduced demand. Variable speed is accepted as an efficient means of rotary compressor capacity control, using integrated variable frequency ac or switched reluctance dc drives. Compressor discharge pressure can be held to within +/- 1 psi over a wide range of capacity, allowing additional system energy savings.
Boilers have to provide steam or hot water whenever heat is needed. A conventional BMCS (boiler management control system) is often set to provide a continuous hot water or steam supply at anytime the OA (outside air) temperature drops to 60°F for more than 30 min and an AHU (air handling unit) is calling for heat. The BCMS should include a software on/ off/auto function. Boiler manufacturers’ recommendations provide specific guidelines in this area of operation.
Unless a low-limit for water temperature is used, hot water boiler burners are not controlled to provide water temperatures based on outdoor temperatures, because the reset schedules require water temperatures to be supplied below the dewpoint temperature of the flue gas. Some boilers require incoming water temperatures to be above 140°F before going to high-fire. In this case, if a building is using a hot water system and the boiler is locked into low-fire because the incoming water is too cold, the system may never recover.
The following are three ways to control the output of a commercial boiler:
- On/off (cycling) controlis most common for small boilers up to 1,000,000 Btu/h capacity. The oil or gas burner cycles on and off to maintain steam pressure or water temperature. Cycling control causes losses in efficiency because of the cooling (which is necessary for safety) of the fireside surfaces by the natural draft from the stack during the off, pre-purge and post-purge cycles.
- High-fire/low-fire controlburners provide fewer off-cycle losses since the burner shuts off only when loads are below the low-fire rate of fuel input.
- Modulating controlis used on most large boilers because it adjusts the output to match the load whenever the load is greater than the low-fire limit, which is usually not less than 15% of the full load capacity. Steam pressure or hot water temperature is measured to determine the volume of gas or oil admitted to the burner. Boiler firing and safety controls are boiler-manufacturer furnished and code approved. A BMCS usually enables a boiler to fire, provides a set-point, controls pumps and blending valves, and monitors operation and alarms.
Supervisory control and data acquisition (SCADA) is a control system architecture that uses computers, networked data communications and graphical user interfaces for high-level process supervisory management, but uses other peripheral devices such as programmable logic controller (PLC) and discrete PID controllers to interface with the process plant or machinery. The operator interfaces which enable monitoring and the issuing of process commands, such as controller set point changes, are handled through the SCADA computer system. However, the real-time control logic or controller calculations are performed by networked modules which connect to the field sensors and actuators.
The SCADA concept was developed as a universal means of remote access to a variety of local control modules, which could be from different manufacturers allowing access through standard automation protocols. In practice, large SCADA systems have grown to become very similar to distributed control systems in function, but using multiple means of interfacing with the plant. They can control large-scale processes that can include multiple sites, and work over large distances as well as small distance. It is one of the most commonly-used types of industrial control systems.

Indoor Fixtures

What is a transformer?

Types of Commercial Transformers
Liquid-Filled Transformers

Dry-Type Transformers

Cast Coil Transformers

These transformers either increase or decrease the amount of voltage transferred.
Pad Mounted Transformers
These transformers can be used for underground power distribution systems. Pad mounted transformers are fairly flexible and because of their contemporary design they are comparatively low profile. In addition, you don’t have to place a protective barrier around these units because of their insulated construction. These transformers are good for places like schools, offices, restaurants or retail spaces.
Isolation Transformers
This type of transformer allows two appliances to be connected without power being directly fed from one device to the other. These types of transformers are usually employed in situations where it is safer to isolate a piece of equipment from the source of power.
Toroidal Transformers
These transformers are unique because they transfer electricity from one circuit to another without changing the frequency. Toroidal transformers use electromagnetic induction to reduce losses, physical size and weight of switch-mode power supplies. The circular formation they take minimizes the length of wire needed and helps to prevent electromagnetic interference.

If your building is over 40 years of age or older you may be required to provide to the Local Building Department a safety inspection report (40 years inspection) prepared by an Engineer or Architect.
Our licensed and qualified inspection team will visit your building. Once on-site we will perform a structural and electrical inspection as required by your City. We have been performing these inspections for longer than most other inspection companies which allows us to provide this service not only at a reasonable price, but to keep your repair costs (if any) at a minimum.
What is 40 Years Inspection?
The 40-Years Recertification program was designed to ensure the structural and electrical integrity of a building for its continued safe use. Each January a list of buildings meeting the program requirements are provided to the Building Officials from a data base that the Board of Rules and Appeals obtain from the County Property Appraiser’s Office. The program is then be administrated by City Building Department and a notification letter is sent. The owner of a building or structure shall then furnish within 90 days the required Safety Inspection forms to the Building Official prepared by an engineer or architect. In the event that repairs are necessary, the owner has 180 days from the date of the building inspection report in which to correct the structural and electrical deficiencies (if any) that pose an immediate threat to life safety.
